Transactions & deadlines
Track status, parties, tasks, repairs and closing details, with every contract date calculated and surfaced before it becomes a problem.
Deedlio brings transactions, deadlines, client portals, CRM, documents, e-signature, email, texting and MLS data into one organized workspace — built for agents, teams and transaction coordinators.
Built by an 18-year real estate professional — not by people guessing at how a deal actually runs.
Deedlio is designed around the way real estate actually moves — from first inquiry through contract, closing and client follow-up.
Track status, parties, tasks, repairs and closing details, with every contract date calculated and surfaced before it becomes a problem.
Give buyers and sellers their own view of tasks, deadlines, shared documents, contacts and progress — without another phone call.
Capture website leads, property interests and follow-ups, and keep the relationship attached to the transaction it turns into.
Pull dates, parties, terms and obligations out of a contract or addendum, then check the extraction before anything is saved.
Send template forms and transaction documents for signature and keep the completed package attached to the deal.
Send and receive transaction email in context, so the thread lives with the file instead of buried in an inbox.
Reach clients and cooperating agents by text from the same workspace, with consent and history recorded.
Pull listing facts, photos and comparable sales straight into property research, offers and client-ready reports.
Every status change is a marketing moment. When a listing goes Just Listed, Under Contract or Pending, Deedlio drafts social posts for you with AI or your own templates, ready to review and share.
Coming soonFlyers, email blasts, text blasts, and an IDX website that plugs right in.
Most of the work in a transaction is invisible to the client — the deadlines tracked, the documents chased, the details confirmed. Deedlio makes that work easier to manage and far easier to show.
Deedlio started with a simple frustration: the work of a real estate transaction was spread across a transaction platform, a CRM, an inbox, a signing tool, a spreadsheet of dates and a phone — and none of them knew about each other. Every handoff meant retyping something that was already written down somewhere else.
So we built one workspace where the transaction is the center of gravity. The lead becomes a client, the client becomes a contract, the contract carries its own deadlines, documents and conversations, and the people involved can see the parts that concern them.
Deedlio is built for the people who actually run the file — agents, team leads and transaction coordinators. It is designed and built by an 18-year real estate professional who has worked these transactions first-hand, and it is being developed alongside working agents rather than in isolation from them. Early access is how we keep it that way.
Tell us how you work and which parts matter most to you. We are onboarding agents, teams and transaction coordinators in small groups so every account gets set up properly.
